Tale of 2 Occupied Properties
(and why they're on the rise in 2026)

Recently, I completed two very different occupied staging projects—and both were a great reminder of just how powerful this approach can be. Occupied properties are those with people and/or furniture remaining in the property while on market. Often the seller removes about 60% of their personal items- sometimes that pool table or office space moves out for dramatic changes.

In one home, the homeowner had a fashionable eye with a clear mid-century modern style. In the other, the homeowner had spent years collecting meaningful pieces and loved her comfortable sectional and pristine dining set. Two completely different aesthetics, but one shared goal: preparing the home to shine on the market.​​​​​​

In both cases, the homeowners were open to feedback and willing to make edits—removing, rearranging, and refining their spaces. That collaboration made all the difference. With thoughtful adjustments, we were able to elevate each home’s presentation while still respecting the personality of the people living there.

Why More Occupied Staging in 2026?

​

I’m calling this a “tale of two,” but the bigger story is this: about 60% of my staging projects this year have been occupied homes. Historically, that number has been closer to 30%.

So what’s changed?

Many homeowners simply can’t move out before selling. With home prices still high and interest rates hovering around 6%, it’s often not financially feasible to carry two homes at once. As a result, more sellers are staying put—and staging around their everyday lives.

At the same time, I’m seeing fewer companies offering occupied staging services. And honestly, it makes sense.

Why Occupied Staging Is More Complex

​

Occupied staging is a different beast than vacant staging. It requires significantly more time, care, and collaboration:

  • Consultations are longer and more detailed

  • Written recommendations take more time to prepare

  • Every decision must work with existing furniture and décor

  • Inventory is used more carefully due to wear and tear risks

Even in the most well-maintained homes, things happen. That’s why I intentionally select reasonably priced accessories—so if something is damaged, it doesn’t become a costly issue for the homeowner.

So Why Offer It?

Because it works.

As you can see in the before-and-after transformations, occupied staging dramatically improves how a home shows—especially in listing photos. And in today’s market, those first impressions matter more than ever.
